FAQ

Here are some answers to questions that you may have about the Vacation Rental Profit Method courses.

Q: Who is this program for?

Three types of people: action-taking newbies, experienced owners buying again, and current Owners.

I’m looking for people who are ready to take their vacation rental home business to the next level. Whether you’re still shopping for your first vacation home, or if you already own a vacation home and you want to step it up a notch, you’ll love the step-by-step guide to help you achieve the same level of success that I’ve had with my own vacation rentals.

Even if you’re already an owner, the information we cover on buying will help you examine your current home under a new microscope, or help you when you’re ready to buy your next vacation rental home.

Q: Who is this program NOT for?

If you’re someone that is looking for a “get rich in real estate” type program, then the Vacation Rental Profit Method isn’t the right place for you.

A crucial part of the success equation is buying into the ownership component, so it goes beyond real estate investing. Don’t get me wrong, over time, you can enjoy the investment side of vacation rental home ownership (not all markets go up of course), but that’s not our main goal. Success through ownership and the guest/owner experience is what we want to focus on.

It’s important to have some availability to visit the home as I said above, so if you’re someone that works 57 weeks a year (sarcasm intended), then you may be better off looking for other opportunities.

(On a side note, if you are one of those “someones”, I’d encourage you to look at vacation rental ownership as an opportunity to change your lifestyle with more leisure time away, a sense of satisfaction and positive experiences…plus, the extra profit/income won’t hurt.)

Q: What are the topics I’ll learn about in the Master Class?

The master class is designed to be a primer course to help get you on your way in your vacation rental adventure. While shorter than the full course, there is enough information to save you thousands of dollars and to keep you from making big mistakes.

Even if you already own your own home, it will help you to examine and make the best of your home, as well as help you plan for your next one.

Topics in the Master Class will include:

  • Choosing the right location and type of home
  • Learning about your ideal guest and how to design everything around them
  • How to market and list your home to maximize booking potential, without spending a ton of money

Q: What are the topics I’ll learn about in the Full Course?

We’ll cover all aspects of buying, owning, and renting your vacation rental home.

I know we’re all short on time so I’ve condensed the material into “need to know” material. I’ve broken it all down into bite-sized pieces, rather than giving you a 180-page book or 40 hours of video trainings.

Topics in the FULL COURSE will include, but aren’t limited to:

  • Choosing the right location
  • Choosing the right type of home
  • Finding a realtor
  • Financing options
  • Determining the budget and affordability
  • Learning about your ideal guest
  • Marketing and listing your home
  • Pre-purchase walk through process
  • Pre-rental walk through and outfitting process
  • Building a welcome book and making your house guest friendly
  • International considerations
  • The booking process
  • Tools and technology
  • Mastering the guest experience
  • and MORE!

Q: How long will the full course take to complete?

I’m not going to lie to you, ensuring success with your vacation rental home will require some effort on your part.

But, don’t worry, I’ve specifically designed the process to make sure you have plenty of time to do each lesson and the homework. Total time for the whole course is 8-12 weeks.

Q: How long is each lesson?

The short answer is…as long as it needs to be! Seriously, though, each lesson varies a bit in length because of the content it contains.

Some subjects require more information, some require less.

Each homework step also can vary a bit. I would expect to spend 20-30 minutes watching each video (or listening to the audio), and a few hours each week to complete the homework (this is highly dependent on how far you are along the process, how much you’ve already thought through the concepts, and how fast you work.) So, the weekly total should be a couple hours.

Q: How will I access the content?

Once you sign up, you’ll receive an email with your login instructions to access the course materials immediately for life-time access.

As you complete each week, we give you the option of submitting your homework so we can stay in touch and I can see how you’re doing. This will also help keep you accountable for doing the work and staying on track!

Q: Can I work at my own pace?

Absolutely! While I really think it’s to your advantage to stay on schedule so that you can keep up with your “coursemates” and work right alongside them (plus stay in touch on the VRPM student Facebook group), you’re free to work at whatever speed you prefer and complete the lessons at your own pace.

Q: What should I expect as a result?

ONE MILLION DOLLARS (in my best Dr. Evil voice)! I’m kidding, this isn’t a get-rich quick kinda thing, but if you follow the course, and you’re invested in the process, then I’m confident that you’ll achieve the success you’re after. I can tell you that by using these same processes in a very competitive rental market like Orlando, I continue to see a better than 80% booking rate, and have a net profit of what some make by working full time (at average rental rates in the $130/night range.)

One result you might not anticipate is the intangible benefit of not only building a lifestyle you can enjoy more, but also by providing a lifestyle experience to your guests. You’ll have the opportunity to enrich your life and the lives of your guests through your vacation rental home!

Q: How quickly will my vacation rental business show progress?

That really depends on where you are now in the process. If you’re just starting out or if you’ve been floundering a bit with your booking rates, I would expect very quick progress using the processes in the course.

If you’re not doing much for marketing now, or you have an incomplete or non-existent vacation rental listing, you’ll see bookings start to come in quickly as you expand those strategies using the course material.

Building or repairing a reputation with guests and positive reviews does take some time. Happy guests, better reviews.. and there’s your sustainable business!

We have enjoyed an incremental increase in booking and inquiry frequency with our home, to the point where we are booking fully 6-12 months in advance, depending on the season. We are also seeing our guests come for the 4th and 5th time or more (return guests are awesome!)

Q: What if I decide that the course isn’t for me after I sign up? Do you have a money-back guarantee?

Put us to the test! I want you to be successful! I also want you to feel like you’ve gotten value from the course. For that reason, I offer a 100% money back guarantee for the first 60 days!
